A good agent bridges the two worlds to find a place where both parties can agree. But all the experience in the world won't help you if you completely ignore the advice your REALTOR® offers. So, listen to what they have to say. Remember, they have a vested interest in selling your home, too. They won't make money unless it sells. Therefore, they're not likely to steer you wrong.
Get Comps in the Area
A good REALTOR® seeks out comps to help price your home to sell. They look at properties similar in size, age, location, and amenities to yours. The market changes quickly. Only consider comps for homes sold within the last 30 to 60 days for the most up-to-date information.
Visit Open Houses
Finally, open houses allow you to physically see your competition up close. Find out what other San Antonio homes for sale in your neighborhood offer buyers. Then, turn those eyes towards your own property. What does your home offer that the others don't? Do they have certain amenities that your home lacks? How does the size/layout compare? All these can add or decrease your home's value to potential buyers.
