Believe it or not, something as simple as the previous owner forgetting to pay their water bill can waylay the San Antonio home buying process. A title report should uncover liens on the property. To avoid covering these expenses yourself, specify in your sale agreement that all liens and any debt owed regarding the property before close of escrow must be paid by the seller.
Damage to the Property
Another stumbling block on the road to San Antonio homeownership comes in the form of last minute damage to the property. Until the house officially changes hands, the responsibility for repairing said damage falls on the seller's shoulders. This includes leaky pipes, holes in the walls, broken windows, etc. It's always a good idea to do a final walkthrough of the property.
